Lo pagado por este impuesto, no es deducible del impuesto sobre la renta.<\/p>\n<h3 style=\"text-align: justify;\">Contribuyentes<\/h3>\n<p style=\"text-align: justify;\">Propietarios o titulares de los derechos sobe los bienes inmuebles de uso habitacional, as\u00ed como los concesionarios, los permisionarios y los ocupantes de la franja fronteriza mar\u00edtimo terrestre o de cualquier otro inmueble otorgado por el Estado o sus instituciones.<\/p>\n<h3 style=\"text-align: justify;\">Periodo del Impuesto<\/h3>\n<p style=\"text-align: justify;\">El per\u00edodo del impuesto es anual, que abarca del 1\u00b0 de enero al 31 de diciembre de cada a\u00f1o.<\/p>\n<h3 style=\"text-align: justify;\">Registro y declaraci\u00f3n<\/h3>\n<p style=\"text-align: justify;\">Previamente se debe registrar la finca en el portal Administraci\u00f3n Tributaria Virtual (ATV) en el apartado denominado \u201cBienes Inmuebles-Registro de fincas\u201d. El registro de la finca se omite si anteriormente lo hab\u00eda realizado. Una vez realizado el registro de la (s) finca (s), se ingresa a la opci\u00f3n \u201cDeclaraciones\u201d, donde est\u00e1 disponible el formulario de la declaraci\u00f3n D-179 denominado \u201cFormulario \u00danico de Inscripci\u00f3n, Declaraci\u00f3n y Pago Impuesto Solidario para el Fortalecimiento de Programas de Vivienda, Ley 8686\u201d, el cual se debe completar y presentar electr\u00f3nicamente a trav\u00e9s del sitio Administraci\u00f3n Tributaria Virtual (ATV).<\/p>\n<p>[\/vc_column_text][vc_column_text]<\/p>\n<h3>Tarifas<\/h3>\n<p>Las tarifas para el a\u00f1o 2023 justify;\">El formulario D-179 \u201cFormulario \u00danico de Inscripci\u00f3n, Declaraci\u00f3n y Pago Impuesto Solidario para el Fortalecimiento de Programas de Vivienda\u201d, debe presentarse cada tres a\u00f1os a partir de la entrada en vigencia de la Ley 8683, realizando la actualizaci\u00f3n del valor de la o las propiedades, obligaci\u00f3n que debe ser cumplida a m\u00e1s tardar los 15 de enero de cada a\u00f1o.<\/p>\n<p style=\"text-align: justify;\">El trienio vigente es el iniciado en el 2022, que tambi\u00e9n incluye los periodos 2022 y 2024.<\/p>\n<p style=\"text-align: justify;\">El pago de este impuesto debe realizarse anualmente a trav\u00e9s de los bancos que brindan el servicio por internet o directamente en las ventanillas de pago de estas entidades recaudadoras autorizadas, con solo indicar el n\u00famero de c\u00e9dula del propietario de la o las fincas, ya que la Direcci\u00f3n General de Tributaci\u00f3n es quien calcula y pone a disposici\u00f3n el monto a cancelar, cuando se trata de los a\u00f1os 2023 y 2024.<\/p>\n<blockquote>\n<p style=\"text-align: justify;\"><strong>La pr\u00f3xima declaraci\u00f3n por realizar ser\u00eda en el a\u00f1o 2025, que cubre el trienio 2025-2027.<\/strong><\/p>\n<\/blockquote>\n<p style=\"text-align: justify;\">Si una casa se encuentra sujeta al impuesto y deja de serlo porque el valor de construcci\u00f3n no supera el m\u00ednimo exento que se establece por resoluci\u00f3n cada o porque la vende, deber\u00e1 cumplir con el deber formal de des inscribirse ante la Administraci\u00f3n Tributaria.<\/p>\n<h3 style=\"text-align: justify;\">Declarar y pagar desde el extranjero:<\/h3>\n<p style=\"text-align: justify;\">Los extranjeros que residen fuera del pa\u00eds y que tienen n\u00famero de identificaci\u00f3n tributaria especial (NITE) o documento de identificaci\u00f3n migratorio para extranjeros (DIMEX) deben proceder a utilizar el formulario electr\u00f3nico para la presentaci\u00f3n de la declaraci\u00f3n y en caso de no poseer cuenta bancaria en el sistema financiero costarricense deben realizar su pago mediante transferencia a la
